AI Is Reshaping Early Feasibility in Multifamily Development

Summary

Discover how AI-assisted design is transforming multifamily feasibility studies by helping developers, architects, and owners evaluate site potential, optimize building layouts, and make data-driven decisions earlier in the design process. Learn how HDJ Design Group leverages innovative technology to improve project outcomes while delivering smarter, more efficient multifamily developments.

The earliest stages of a multifamily project often have the greatest impact on its success. Decisions made during feasibility—from site selection and unit mix to parking and density—can influence project costs, timelines, and long-term returns. Traditionally, evaluating these variables has been a time-intensive process requiring multiple iterations. Today, artificial intelligence is helping change that.

A Smarter Approach to Early Planning

AI-assisted design gives development teams the ability to evaluate more possibilities in less time. Instead of manually creating one concept at a time, designers can quickly generate and compare multiple site scenarios based on zoning requirements, density targets, parking needs, and other project constraints.

This rapid iteration allows teams to identify promising opportunities sooner and eliminate less viable options before investing significant time and resources.

AI Enhances Expertise—It Doesn’t Replace It

While AI is a powerful tool, it isn’t a substitute for experienced architects and planners. Successful projects still depend on professional judgment, creativity, and an understanding of local regulations, market conditions, and client goals.

AI’s greatest value is its ability to automate repetitive analysis, giving design professionals more time to focus on strategic decision-making and innovative solutions.

Better Decisions, Earlier

One of the biggest advantages of AI-assisted feasibility is the ability to make informed decisions before a project reaches the design development phase. By testing multiple scenarios early, developers can better understand site potential, evaluate financial feasibility, and reduce risk before committing significant capital.

This collaborative approach helps create greater confidence in project direction while improving communication among owners, architects, engineers, and consultants.

Looking Ahead

As AI technology continues to evolve, its role in multifamily development will continue to expand. Firms that embrace AI as part of their design workflow—not as a replacement for human expertise, but as a decision-support tool—will be better positioned to respond to changing market conditions and deliver more efficient, successful projects.

Michigan has taken a major step toward expanding affordable housing with the approval of the Michigan Housing Opportunity Credit. Once signed into law, this permanent $42 million annual state tax credit will help finance affordable housing developments by supporting LIHTC and MSHDA-funded projects. The program is expected to create or preserve approximately 3,000 affordable housing units each year by closing critical financing gaps. Having partnered on affordable housing developments in states with similar tax credit programs, HDJ has seen how these incentives accelerate development, strengthen preservation efforts, and increase access to quality affordable housing across communities.
