Perspectives is HDJ’s blog that focuses on our clients, not your typical A/E firm’s bragging room. We aim to provide information that is valuable and relevant to our client’s needs.

Just starting a new multifamily development project can be the most challenging step in the entire process. Getting off the ground (figuratively – not literally!) requires a clear understanding of the site’s feasibility. With timely and accurate input from project partners, developers can make a confident, well-informed Go/No-Go decision.

In July 2024, the Michigan State Housing Development Authority (MSHDA) updated its Standards of Design, aiming to provide developers with increased flexibility and cost-saving opportunities. Key changes include the removal of mandatory patios and balconies, reduced parking space ratios for non-senior developments, allowance for efficiency dwelling units, adjusted elevator requirements for smaller buildings, and new EV infrastructure mandates. These updates apply to projects using MSHDA's Direct Lending Program and select LIHTC developments, reflecting a shift toward more adaptable, market-responsive housing solutions.
