MSHDA Updates Standards of Design: What You Need to Know

MSHDA Updates Standards of Design: What You Need to Know

In July 2024, the Michigan State Housing Development Authority (MSHDA) made updates to its Standards of Design, bringing more flexibility and cost-saving opportunities to projects across the state. The updates include the following items:

  • Patios and balconies are no longer mandatory; requirements will be on an as-needed basis
  • Parking space ratios for non-senior developments have been reduced from 2:1 to 1:1
  • Efficiency dwelling units will now be allowed, based on market demand
  • Buildings with 3 or more stories and less than 100 dwelling units now only require one elevator
  • EV infrastructure for parking stations must now be incorporated into new, adaptive reuse, and substantial rehab projects

 

These design standards are to be used in conjunction with the MSHDA Direct Lending Program as well as 4%/9% LIHTC developments that utilize the MSHDA Direct Lending Program.  The Standards of Design are not required for developments that are only utilizing 9% LIHTC with no other MSHDA resources.
